   ALL CAI-CHUBB ASSOCIATIONS ILLEGALLY SEIZE NON-PROFIT STATUS OF BOARDS

(Houston 12-27-01)  According to the investigation by Texas Senator Ken Armbrister into the foreclosure racket in Texas, the reports says that CAI-Chubb (Community Association Institute emboldened by Chubb Insurance) seize the non-profit status of community Civic Club boards illegally, usually hiring board members to work on the management team and manipulating annual elections  to keep old boards in power under CAI managers.  Many board members are given paid up $100,000.00 life insurance policies, according to reports.

Senator Armbrister branded the captured board in cahoots with CAI-Chubb a "de facto" political entity and should be governed under the same state rules as cities.  CAI seizes the non-profit status then has owners to pay "legal fees" to the private accounts of CAI-Chubb lawyers so that there will be no accounting on the records of the association.  Foreclosures are run through the accounts of lawyers and not the community association.

We have been asking for an FBI investigation of all aspects of the foreclosure racket  under RICO laws which is sweeping the nation, including the misuse of the non-profit status'

Now that Wenonah Blevins in Houston got back her $150,000 house which CAI-Chubb confiscated  and auctioned in a secret cattle call to their insiders for $5,000, and she got $300.000.00 in damages, owners will be able to get lawyers to represent them on a contingency basis because Blevins has proven that owners can win against the foreclosure racket.  This huge damage settlement has caused Chubb Insurance to announce that they will no longer insure association boards in Texas.   This is wonderful news.  WE WARNED CAI-CHUBB FROM THE BEGINNING "DON'T MESS WITH TEXAS".  Blevins is just one of over 8,000 foreclosure filings in Harris County alone and we want to get all those confiscated houses back to their owners.

This nation needs to rise up and fight for Elizabeth McMahon of San Clemente, California, who has been bullied, robbed, harassed, set out,  and  discriminated against (she is Malaysian but has been branded as "Iranian" with graffiti saying "Go back to Iran").  She has been battling the foreclosure racket for eighteen long years.  You can get in touch with Elizabeth at [email protected] .  She needs our positive and active help.

I read last nights latest article regarding the on-going law-suit in N.J. 

If you remember, the ACLU and a Professor from Rutgers' Law School are challenging the Board of a big Homeowners' Association called "Twin Rivers". 
The suit alleges that the board unreasonably restricts homeowners' participation in community affairs.

         The problem with homeowner associations will not end until a legal challenge is made to first determine these unconstitutional quasi-government organizations, also; violate the Federal Trade Commission Unfair Business Act; fail to comply with nonprofit-mutual benefit state corporation charters; bylaws; federal housing acts; equal protection; due process; freedom of speech; endanger members health and wealth through illegal misuse of power and members payments collected under false pretense of maintenance and reserve funds paid to grief-case law firms to wrongfully empower directors, and management companies to control and own members equities for private profit.

Every state and the federal government is guilty of using taxpayers funds to expand these private governments across America under the pretense of economic development; reducing cost of infrastructure to allow discriminating county tax assessors to divert property tax funds to county pork barrel projects without providing service paid for or acknowledging this is a new form of double standard property tax.

They not only misrepresent the sale of these homes as self-governed communities user-friendly-, they invest millions of taxpayer funds in developer bonds that encourage the construction at grave risk to public and state funds plus buyer's titles. 
Many buyers discovered homes purchased with cash, like Fortune Homes, Tallahassee, FL had 20 year liens, owed state loans to developers in the amount of 20 million dollars; if the builder defaults, homeowners have no title.

The states arrest small builders for failure to have a contractor's license, knowingly engage in financing multi-million projects in common development districts built by contractors who don't even have a license...

The development firms conspire in corporation fraud by appointing a licensed builder to the board of directors to obtain permits under their contractor license..although an incompetent, untrained party is actually building the homes.
The stated purpose of a contractors license is to assure each home built complies with safety codes and meets state and federal building standards...the truth is; shoddy work and poor or bribed inspections fail to reveal serious defects on over priced homes sold by emotional appeals to vanity or comfort-buyers seeking exclusive clubs, heated pools or freedom from yard maintenance which blinds them to careful reading of fine-print legal contracts or investigating contractors qualifications.

We estimate 47 million or more Americans are victims of the greatest scam in the housing history of America since the homestead act of the colonies stole land from the Indians!

Foreclosure is at an all time high and shyster lawyers have increased their wealth ten-fold buying stolen equities through homes taken in unconstitutional auctions or foreclosures that make the mafia of the twenties look like boy scouts.

I pray for all American members of congress, state legislators, state govenors, the Dept of Justice; to have the courage to honor their oath and public trust in an honest investigation of this corrupt urban development plan that is worst than the bootleg liquor or gold rush and is fast bankrupting Americans; financially, emotionally and spiritually to enrich unethical lawyers and developers who exploit politicians greed with high paid lobbyists to get something for nothing (?) and meet public demands for more luxury and security turning us into MIA slaves!

The ACLU will find; these gulags follow the communist design in every way except size and amenities because this television generation of couch potato buyers is brainwashed on push button options and  ocean view oppulence sold with door to door landscaping service once the private property of movie stars.

Slick advertising firms play buyer- egos like violin strings and before the music ends we find ourself in a new prison that turns homeowners into homeless refugees too bankrupt to recover...

Our greatest sin was to forget the wise words of Will Rogers, "When congress tells a joke it becomes a law and when they pass a law it becomes a joke." 
If Rogers were alive today he would say, ' When congress tells a joke it covers a new crime and when they pass a law they create more licensed criminals outside of the prisons than inside.

God save Americans from their own folly and pride and God grant the wisdom to find ethical leaders to stop the theft. From the generation of pioneers who came, and saw, then conquered; only to be conquered in return.
