I am always amazed how badly informed many board members -- and specialized service providers -- really are!


Don't forget, these are the people we trust with the financial welfare of our homes. It seems they missed the basic course -- something like Florida Association Rules 101?
The amazing part is the fact that the manager,
Keith Martinelli, is part of the deal. He is the one who forwarded the letter and is named as the contact person. Keith Martinelli works for Communities Management Co. of Palm Beach. 

Actually, I think the letter speaks for itself.

Maybe our Florida House Representatives want to adopt this splendid idea? Next time one of them contradicts, they can just hold a vote and write the obnoxious guy a letter like above: "We voted and you are hereby removed"!

 

Wouldn't that be fun?

 

In this case the board member dared to ask for reimbursement of funds spent for repairs of the unit -- common property. The association management had long since been in possession of the insurance money, but used all kinds of excuses to avoid final payment to unit-owner. This insurance money was for repairs for damages created by 2004's hurricane!

 

And then the same board member dared to ask, “Why is the roofer only gluing the shingles to the roof without using nails?” That sure did it!  The above letter had to be written -- no matter what!  Right or wrong -- who cares?  How dare she questions what manager and president consider absolutely OK?  Isn't questioning their supervision something like high treason?

 

Isn't it nice to know what kind of knowledgeable people run our associations?


Just in case you didn't get the message? The general basic rule: 

Only the association members who vote in a director can remove that director from his seat on the board!

 

A board can remove an officer -- like president or treasurer -- from office by plain majority vote. But that doesn't remove this person from his/her seat on the board. Since board members are elected by the membership, it takes a recall through vote of membership to remove a board member from his/her seat on the board!

 

So, I think this board went plainly over board!


Actually, the "removed" board member took it in stride and responded in a kind manner. Honestly, who wants to serve together with people like that -- trying to serve the welfare of the community?

You are quite welcome for my services. I would like to thank you all for relieving me of the stress of being on the board. I know you too all feel the pressure of  tying to do the very best for our whole community. I wish you all the best and pray you all make the right decisions for the right reasons.
