A judge’s panel has ruled the condominium planned for the
West Palm Beach “Chapel by the Lake” waterfront site must return to the city
for approval again.
The Appellate Division of the Palm Beach County Circuit Court today found a
procedural oversight in the City of West Palm Beach’s January 2014 approval
of the proposed condominium development at 1112 South Flagler Drive. The
ruling stated that developers Flagler Investors, LLC needed approval from
not only the West Palm Beach City Commission, which they have already
received, but also the consent of the West Palm Beach Planning and Zoning
Commission.
Flagler Investors intend to honor the court’s decision by going before the
city planning and zoning commission in the near future. They do not foresee
any issues with getting approval for the exact same proposed development
project that the City Commission has strongly supported.
The property’s owners still plan to build an ultra-luxury condominium
building that will be an asset to the neighborhood and the city. No delays
are expected as a result of today’s ruling.
The construction phase of the project is expected to generate 1,047 jobs.
Once completed, the condominiums will contribute roughly $9 million of
property taxes each year, which will be divided among the City of West Palm
Beach, Palm Beach County School District and Palm Beach County to benefit a
range of programs and services.
The site will feature spacious condominiums all with a view of both the city
and the water. The project will also feature a walkway and bike path along
the Intracoastal and views of the water from the street. Flagler Investors
is working with the neighboring Trianon condominium on beautification
efforts bordering their property. The developers will also help relocate the
parking lot reserved for Palm Beach Atlantic University, so students will no
longer have to cross Flagler Drive.
