Singer Island, FL - This Saturday April 29th, over 10 Riviera Beach condominium owners, already threatened by eminent domain, may be forced out of their homes thanks to developersš hostile takeover. Elizabeth Fagošs EPJ Ventures, LLC, in a slick move, has illegally taken over control of the Condominiums on the Intracoastal Association. Owners of this 5 story, 108 unit waterfront building, located at the bottom of the Blue Heron Bridge, are tired of being bullied into selling. Board President Victor Cook presented owners with a $5000 per month + increase in maintenance, as part of the proposed 2005-2006 budget. This effort did not pass, yet frightened enough owners to start accepting offers of less than market value. All of these units were coincidently purchased by shell corporations of EPJ Ventures- enough control to propose dissolving the Association. The vote is this Saturday.
Elizabeth Fagošs son, Paul Walczak, has implied that EPJšs goal is to improve the hurricane damaged building. Yet, homeowners recently spotted Daniel Catafulmo on the property and other unknown individuals, who when questioned, said they were there to measure for demolition. Ironically, the neighboring property has already been leveled, and is owned by EPJ Ventures. Condo President de facto Victor Cook recently purchased waterfront property just doors down.
Frantic condo owners appealed to Palm Beach County Commissioners for their support in halting Singer Island development pending further traffic studies. The issue was postponed until August. According to a recent Palm Beach Post article, both commissioners Karen Marcus and Tony Masilotti are regular guests at Elizabeth Fagošs Cat Island, Bahamas home.
